From your first call to a finished plan
1. We talk through what you want
A quick call covers what you have in mind, how the house sits on the property, and whether there is already a structure back there. If anything you describe sounds unsafe, we will tell you on that same call and ask you to keep everyone away from it until we can take a proper look.
2. Someone comes out and measures
That means the house itself, door sill heights, how much the yard slopes, and a walk of the path a crew and a delivery truck would actually take. We also note where the gas meter, the outside spigot and the dryer vent sit. If a deck is already standing, we get underneath it, since that is where you learn what is really going on with the frame. This visit generally happens within a few days of your call.
3. You get real options, in writing
Two or three different layouts at different price points, each one naming the material brand and product line, the framing schedule, hardware, railing profile, stair count, dates and total cost. If your address needs an architectural or association submission, that paperwork is already built into the package. None of this costs you anything, and none of it obligates you to say yes.
4. Permit, then build
We prepare the framing drawings and file them with the authority that governs your address, then begin once approval arrives. In Ottawa Hills that means a Village zoning permit before the building permit reaches Lucas County Building Regulations, and inside Waterville's Historic Overlay District it can mean a Certificate of Appropriateness from the City of Waterville on top of the standard county process. Allow one to three weeks for the permit itself, and longer wherever one of those extra review layers applies.

When to actually call us
Spring books up fastest, simply because everyone reaches for the phone during the same handful of weeks in March and April. Late summer into autumn is usually your quickest route onto the schedule: the ground is still easy to dig, materials are not on backorder, and the deck is finished and ready before winter rather than sitting on a waiting list for it.
If your address needs a design review or historic approval, start that conversation in winter instead. It is the review committee's calendar that sets your actual start date, not ours, so getting in the queue early matters more than anything else.
